The mistakes are predictable, and so are the fixes
First-time buyers in Santa Clara County face high prices, fast timelines and a lot of pressure. In my experience, the costly errors tend to repeat. The encouraging news is that nearly all of them can be avoided with preparation and honest guidance. Here are the mistakes I see most often in San Jose, Willow Glen and the surrounding communities, and how to sidestep each one.
Mistake 1: Letting emotion set your price
When you fall in love with a home and see competing offers, it is tempting to stretch far beyond your plan. Overbidding is not always wrong, but it should be a deliberate decision made with data, not adrenaline. Before you offer, review recent comparable sales, how long similar homes took to sell and how the home was priced. Set a ceiling in advance, discuss it with your agent, and remember that another home will come along.
Mistake 2: Trusting unvetted online mortgage quotes
An advertised rate is not a loan offer. Online quotes often assume ideal credit, a large down payment or the purchase of discount points. Ask every lender for a written Loan Estimate and compare the interest rate, lender fees, mortgage insurance and estimated cash to close side by side. A low rate paired with high fees may cost more than a slightly higher rate with lower costs. Also confirm that your lender can close on time, since a missed deadline can jeopardize your deposit.
Mistake 3: Waiving contingencies without understanding the risk
In competitive situations, buyers are sometimes urged to waive inspection, appraisal or loan contingencies. Each waiver shifts risk onto you. If you waive the inspection contingency, you may have no way out if serious defects surface. If you waive the appraisal contingency and the home appraises below your price, you may need to cover the gap in cash. If you waive the loan contingency and your financing falls through, your deposit could be at risk. Review every waiver with your agent and, when needed, an attorney, so you know the worst case before you sign.
Mistake 4: Skipping the pre-offer inspection
In many Santa Clara County sales, sellers provide pest and home inspection reports before offers are due. Read them closely. Pay attention to the foundation, roof, electrical panel, plumbing and drainage, and consider commissioning your own inspector for a second opinion. Older homes in established neighborhoods deserve extra scrutiny.
Mistake 5: Forgetting the full cost of ownership
Your monthly payment is only part of the picture. Property taxes, homeowners insurance, HOA dues, utilities and maintenance all add up. Set aside reserves for repairs, and keep an emergency fund after closing. Draining every account for the down payment can leave you vulnerable.
Mistake 6: Changing your finances during escrow
Opening a new credit card, financing furniture, switching jobs or moving large sums between accounts can derail underwriting. Lenders often re-verify employment and credit shortly before closing. Keep your financial profile steady until the keys are in your hand, and tell your lender before making any significant change.
Mistake 7: Shopping without a clear priority list
Without defined must-haves and nice-to-haves, buyers drift between neighborhoods and miss opportunities. Write down your non-negotiables, such as commute, budget, bedroom count and lot size, and let them guide your search.
