Numbers tell a story, if you know how to read them

Market reports are everywhere, yet a single headline figure rarely tells you what is happening on your street. Whether you are thinking about buying in Almaden Valley, selling in Willow Glen or simply tracking your home's value, understanding a few core metrics will help you separate signal from noise. Here is how I read a local report, and what to watch out for.

Start with the geography and the property type

The first question to ask is what the report actually covers. County-wide data blends condos, townhomes and single-family homes across very different neighborhoods. A report for Willow Glen single-family homes can look nothing like one for Santa Clara County as a whole. Always check the area, the property type and the time period before drawing conclusions.

Median price versus average price

The median price is the midpoint, where half the sales were higher and half were lower. The average can be pulled upward by a few very expensive sales. Medians are generally steadier, but they can still shift simply because the mix of homes sold changed. If more large homes sold this month, the median can rise even when no individual home gained value. That is why comparing similar homes matters more than any single number.

Days on market

Days on market measures how long homes take to sell. Short numbers suggest strong demand, while rising numbers suggest buyers have more leverage. Look at the trend over several months rather than one data point, and note that homes priced well often sell faster than the overall figure suggests.

Months of inventory and absorption rate

Absorption rate describes how quickly available homes are being purchased. Months of inventory expresses the same idea in time: how many months it would take to sell the current listings at the recent pace of sales. As a general rule, lower months of inventory favors sellers, while higher figures favor buyers, but the thresholds vary by area and price range. A luxury segment in Almaden may behave differently from entry-level condos downtown.

List-to-sale price ratio

This compares the final sale price to the original or final list price. A ratio above 100 percent means homes are selling for more than asking, often because pricing was set to attract multiple offers. A ratio below 100 percent signals negotiation room. Be sure you know whether the report uses the original list price or the last list price, because price reductions change the picture.

New listings, pending sales and price reductions

These leading indicators show where the market is heading. A jump in new listings may signal more choices ahead. Rising pending sales suggest demand is holding. A growing share of price reductions suggests sellers are adjusting to buyer expectations.

Watch the sample size

In smaller neighborhoods, a handful of sales can swing the averages. Treat percentages based on very few transactions with caution, and consider looking at a longer period for a more stable view.

Turning data into decisions

Buyers can use this information to judge how aggressive to be and where there may be room to negotiate. Sellers can use it to price strategically, time their listing and set realistic expectations. Data should inform your decision, not replace a careful look at the specific home.
