Fortunately, a number of programs exist to help eligible buyers with down payments and closing costs. Terms, funding and eligibility change frequently, so always confirm current details directly with the program administrator or a participating lender. Here is an overview of the main categories.
State programs through CalHFA
The California Housing Finance Agency, known as CalHFA, offers programs designed to help eligible first-time buyers. These have included down payment and closing cost assistance, usually provided as a deferred-payment junior loan alongside a first mortgage. Some programs have also offered shared-appreciation features. Requirements commonly include income and purchase price limits, a minimum credit score, homebuyer education and use of a participating lender. County and city programs

- Are there occupancy or resale restrictions? Programs often require you to live in the home as your primary residence.
- How does the assistance affect my loan? A second loan can change your total debt and monthly obligations.
Eligibility and preparation
Most programs look at household income, credit, debt-to-income ratio and the purchase price, and they typically require completion of a homebuyer education course. Start preparing early. Gather your tax returns, pay stubs and bank statements, and review your credit report so there are no surprises.
