Tech earnings, interest rate trajectory, inventory supply and capital flows: the factors that will shape Silicon Valley real estate heading into 2027.

Looking ahead without pretending to know

Every year around this time, forecasts begin to circulate about what the next year will bring. I believe the most useful outlook is not a single prediction but a clear understanding of the forces at work, and the scenarios that could result. No one can reliably predict housing markets, and I encourage you to be skeptical of anyone who claims certainty. As you plan for 2027, here are the factors I will be watching in Silicon Valley.

Technology earnings and employment

Silicon Valley's housing market is closely tied to the technology sector. Company earnings, hiring, layoffs, stock performance and public offerings influence both income and confidence. Strong sector performance can support demand, particularly in higher-priced segments, while periods of uncertainty may cause buyers to pause. The growth of artificial intelligence and related investments has created new opportunities for some companies and workers, but the effects are uneven. Watch hiring trends and equity market conditions rather than headlines alone.

Interest rates and financing conditions

Mortgage rates influence affordability and market activity. If rates ease, more buyers may qualify, and some owners who have been reluctant to give up a lower rate may feel more comfortable moving. If rates rise or remain elevated, affordability pressure may continue. Because rates respond to economic data and expectations, they can change quickly. A sound plan should work under several possibilities.

Inventory and supply

Limited supply has long been a defining feature of the region. Many owners hold lower-rate mortgages and may be reluctant to sell, which can keep resale inventory tight. New construction is also constrained by land costs, regulations and construction expenses. If more listings come to market, buyers may gain choice and negotiating room. If supply stays constrained, competition for desirable homes may persist.

Capital flows and investor activity

Institutional investors, family offices and international buyers all play a role. Changes in global markets, currency movements, tax policy and economic conditions can affect where capital flows. Shifts in investor sentiment may influence certain segments, such as luxury estates, multifamily properties and commercial real estate.

Policy and regulatory factors

Housing policy at the state and local levels, including zoning reform, accessory dwelling unit rules, tenant protections, insurance regulation and tax law, can influence supply and costs. Keep an eye on legislative developments that may affect your plans.

Insurance and climate considerations

Insurance costs and availability have become important factors in some California areas. Buyers should obtain insurance quotes early, particularly for hillside and wildfire-exposed properties, and consider how rising costs may influence long-term affordability.

Three possible scenarios

  • Steady and selective. Activity continues at a moderate pace, well-presented homes sell quickly, and pricing varies by neighborhood and price tier.
  • Renewed momentum. Lower rates or strong tech performance encourage more buyers and sellers, increasing competition.
  • Cautious pause. Economic uncertainty or higher rates slow activity, giving buyers more leverage and requiring sellers to adjust.

These scenarios are illustrative, not predictions, and conditions can differ by city and price range.

How to prepare

Buyers can strengthen their financial position, clarify priorities and stay flexible. Sellers can prepare their homes, review pricing strategies and consider the timing that fits their goals. Investors can stress-test assumptions, maintain reserves and think about long-term strategy.
